Devices are installed. A hardwired E1 sensor goes in each unit, and the G1 gateway means you’re not reliant on resident WiFi.

No cameras or recordings

Minut Living never captures images or records audio. In student housing, sustained noise in shared spaces is measured as sound levels only, so Minut can let you know a corridor is loud without hearing a single word.

Raw data stays on the sensor

Minut splits processing between the sensor and the cloud, so raw sensor data never leaves the device. Only smoke events and climate readings reach your team, so they can act when necessary.

Smoke-free rules

Since July 2018, HUD has required every US public housing agency to ban smoking inside homes, in indoor common areas and within 25 feet of buildings. Many private operators have adopted their own smoke-free policies.

Damp and mold accountability

In England, Awaab’s Law requires social landlords to investigate significant damp and mold hazards within 10 working days and make them safe within 5 working days of identifying them. It’s set to extend to private rentals later. Spotting mold risk early gives you time to act before it becomes a hazard.

Does Minut Living record video or audio?

Minut Living is designed so they don't have to. Privacy settings are locked, and raw data stays on the sensor. We also provide a resident welcome pack and notice template so they’re aware of what is, and isn’t, collected.

Will residents object?

Minut Living is easy to explain: no cameras, no recordings, and raw data stays on the sensor. Residents can check their own unit in the resident portal, along with a clear list of what’s never collected.

Will cooking or candles set it off?

No. SmokeID recognizes cigarette and cannabis smoke, so it isn’t set off by cooking or candles.

Do the sensors use residents' WiFi?

No, the entire building will have its own network.

What happens when smoking is detected?

Your team gets an alert as soon as one of your thresholds is met, such as smoking detected twice in a week. You can also get regular reports showing trends over time.

Can we change the privacy settings?
