Works across every
property type

Whether you manage apartments, STRs, apart-hotels, student housing, or multifamily units, the L1 delivers the protection you need at scale.

When water touches the probes, it triggers a platform alert and sounds a local alarm.

4.

All alerts appear in your Minut dashboard instantly.

Frequently asked questions

How does the sensor detect leaks?

When water touches the sensor’s probes, it triggers a real-time alert in the Minut platform and sounds a local alarm on-site so your team can act fast before damage spreads.

Where should I place it?

Install the sensor anywhere leaks will likely start—under sinks, behind dishwashers, next to washing machines, or water heaters. Setup takes minutes and doesn’t require tools or pipe access.

Does it work without Wi-Fi?

Yes. It uses Bluetooth to connect to a nearby Minut M2 or M3 sensor, which handles alerts through your existing setup. No extra network configuration is needed.

How long does the battery last?

Up to five years. The sensor is sealed and maintenance-free. When the battery runs out, simply replace the unit and recycle it responsibly.

Is it reusable after a leak?

Yes. Just dry the probes and place it back. As long as the battery is active and the sensor is intact, it’s ready to detect again.
