What’s new?

When setting up a repeating task, you can now choose whether it applies to a single unit or an entire building or location.

Useful for tasks that run across your whole portfolio — like monthly inspections or seasonal checks — without having to set them up unit by unit.

Two small updates that make the Guest app (beta) easier to manage:

• Upcoming stays now appear in check-in date order, so you can quickly find current or upcoming stays
• You can now set a different public unit name that appears in the Guest app, handy if you want guests to see something different from your internal unit label. Change your unit name with the units' Guest experience settings.

If you have the Nuki integration set up in Minut, you can now enable smart lock access in the Guest app (beta).

Once enabled, guests can:

• View the door code,
• lock and unlock the door

all directly from the app. Access is automatically limited to the duration of their booking.

Minut sensor temperature is also visible during the stay. Both can be toggled on or off.

Create tasks faster with help from AI. Simply describe what you need — whether it's creating a one-off task, setting up repeating tasks, or help building a task template — and the assistant will handle it for you. Available in the web app.

Pro now includes smart home integrations and supports up to 20 team members.

Standard now includes OTA + smart home integrations, so you can connect booking data and compatible devices in one place. Monitoring data is retained for 30 days, and you can add up to 5 team members across access levels.

A new Starter plan is now available, built for hosts getting started. It includes core monitoring and platform features (like Messaging and Tasks), plus smart home integrations, for one property only.

A dedicated web app experience for your guests, giving them everything they need for their stay in one place.

From Unit > Guest experience, you can add and manage check-in and check-out instructions, WiFi details, house rules, and local recommendations. Easily import property information from Airbnb, Hostaway, or Hospitable (more supported integrations coming soon) making it quick to get started.

Each stay gets a unique link you can send automatically using the Share guest app scheduled message template, or copy the link the share with guests.

Track PMS is now available as a direct integration with Minut.

It works the same way as our other PMS integrations, allowing you to sync reservation data into Minut and automate monitoring based on guest stays.

This gives Track users the same streamlined setup and automated workflows as other supported PMS platforms, with less manual coordination between systems.

Repeating tasks are now available in the Minut mobile app.

You can create and manage recurring tasks directly from your Minut app, making it easier to stay on top of routine work while on the move.

Whether you’re scheduling regular inspections or maintenance checks, you now have the same flexibility on mobile as on desktop.

Presence Detection settings have moved to Monitoring Settings and now apply across your entire portfolio.

You no longer need to enable alerts unit by unit. Changes made to Presence Detection settings are applied across your entire portfolio, saving time and ensuring consistency. Each use case now has its own toggle, giving you control over which events trigger alerts.

New: early checkout notification added

If motion is detected after 6 a.m. on the checkout day, followed by two hours of no activity, you’ll receive a notification that the guest may have already left.

This gives you earlier visibility into potential departures, helping you coordinate cleaning and turnover more efficiently.

You can now send images through SMS/MMS, in addition to WhatsApp (released 19 Jan) and Airbnb.
