Water damage doesn’t always start with a flood. More often, it’s a slow leak under the sink. A pipe that freezes and cracks in the middle of winter. A tap left running just a little too long.

When no one’s around to spot it, that kind of damage builds quietly. It spreads across floorboards, seeps into walls, and causes real disruption: to guests, residents, and the teams managing the space.

The cost isn’t just in repairs. It’s time lost to coordinating maintenance, it’s bookings that need to be cancelled, and it’s the neighbor downstairs whose ceiling is suddenly leaking.

Leaks aren’t always visible or reported; in many properties, no one checks until the next guest or resident walks through the door.

That’s the gap we set out to solve. A small, connected sensor that keeps an eye out, even when no one else is around.

A quiet sensor with a clear job

Minut’s Water Leak Sensor is built to notice the things that often go unseen. When water touches the probes, it sends an alert straight to your team. You’ll see it in your Minut dashboard, and you’ll get a notification in the app and by email. On-site, it also sounds a local alarm, so if someone’s nearby, they’ll know immediately.

It connects to the nearest Minut M2 or M3 using Bluetooth, so you don’t need to hook it up to Wi-Fi or manage a separate system. Setup takes just a few minutes, and doesn’t require tools or pipe access.  You just place the sensor where leaks are most likely (under a sink, behind a washing machine, next to a boiler), scan it, and follow the in-app prompts to connect. It

The cable lets you position the sensor exactly where you need it, even in tight spaces. Once it’s in place, it gets on with the job.

The battery is sealed and lasts up to five years. If the sensor detects water, you simply dry it off and return it to its position.

Built to protect every kind of property

Leaks don’t discriminate. They can show up in any building, at any time, whether it’s a busy short-term rental, a student flat left empty over the holidays, or a family apartment with a slow drip behind the dishwasher.

That’s why the Water Leak Sensor is designed to work anywhere. It fits into apartments, aparthotels, student housing, multifamily buildings, and every combination in between.

For short stays, it helps you catch overflows or missed maintenance issues between guests. For long-term lets, it spots the problems residents may not notice or think to report. In larger buildings, it can help prevent leaks from spreading across floors and into neighbouring units.

The sensor blends seamlessly into your existing setup. Alerts show up right alongside your noise, climate, and occupancy data in the Minut dashboard, so you get one view of what’s happening inside each property, without needing another platform.

And because it’s so easy to install, it scales as your portfolio grows.

One more way Minut has you covered

Minut’s Water Leak Sensor adds another layer of protection to the platform you already rely on. It helps you spot the issues that often go unnoticed and gives your team the chance to step in before damage spreads.

It’s simple to install, easy to manage, and works quietly in the background, just like the rest of Minut.
