When a guest checks into a short-term rental, they're stepping into someone else's home. This is part of the charm of short-term rentals, but it also creates some friction. 

For example, they don't know where things are. From the corkscrew for opening a bottle of wine, to the menus for local takeaways, to the First Aid kit if someone cuts a finger, guests can spend more time than they’d like opening drawers and cupboards hunting for what they need at that moment.

Guests also won’t always know the rules. Is the checkout time 10am or 11am? Are there quiet hours overnight?

Then there are the small touches they miss from home. Like being able to open an app to see who rang the doorbell.

For guests, this friction can be the difference between a frustrating stay and a perfectly relaxing one.

For hosts, it shows up in support requests and often even in reviews. 

The Minut Guest app is designed to close this gap.

What the Minut Guest app is

The Minut Guest app gives guests a stay-based hub for everything they need, from arrival to checkout, all in one place. Hosts can manually add each stay, or details will be automatically added if you connect Minut to your supported PMS or OTA platform.

There's nothing to download and no account to create. Minut generates a unique web link for each booking, and hosts share that link with guests. When they open the link, everything is there waiting.

Let’s take a closer look at what it includes.

What guests get

Minut Guest app puts everything guests need in one location, including a couple of pleasant surprises.

  • A digital guidebook for the stay. Guidebooks and welcome books are host-created guides to staying in the property. They typically include check-in instructions, house rules, and local recommendations, along with anything else you want them to know. It’s all in one place and specific to the booking.
  • Temperature visibility. Guests can see the current temperature in the property. 
  • Access to connected devices. One of our pleasant surprises, the temporary link gives guests temporary access to supported devices, including Nuki smart locks so they can remotely lock and unlock the front door. The access is temporary and tied to the booking window, so it automatically expires when the guest checks out.
  • Access to Ring doorbells and cameras. As part of Minut's new integration with Ring, guests can view the live feed from connected Ring doorbells and cameras. They can see who's at the front door and view motion history, giving a greater sense of comfort and security while staying in a property they’re not familiar with.

Together, these features help guests feel more at home. Knowing who rang the doorbell or being able to check if the front door is locked after going to bed can improve comfort, leading to a more enjoyable and relaxing stay.

Full control for hosts

Rest assured, hosts decide what gets shared. If you don’t want to share connected devices, then guests can’t access them. Everything is managed from the host side: the guidebook content, connected devices, and sensor readings.

The access link is temporary, starting when you choose to share it with guests and automatically deactivating when the booking ends. That means there’s no need to worry about ongoing access after they’ve left.

For hosts running multiple properties, the Minut Guest app helps to provide a consistent experience for every guest, at every property, without the manual overhead of sending separate instructions or sharing device logins. The level of detail will help to reduce questions about the property — used alongside Minut Messaging, you can reclaim the time you’ve been spending responding to repetitive questions. 

The bigger picture

We believe the best rental experiences are built on transparency and mutual respect between hosts and guests.

Hosts already use Minut to understand what's happening at their properties, including noise levels, occupancy signals, indoor climate, and if guests are smoking. The Guest app extends that logic in the other direction, by giving guests access to comfort controls and key information about their stay. 

It’s a way of telling your guests “this is your home for the duration of your stay and we want you to feel relaxed”.
